Why Dripping Springs Homes
Need a Chimney Sweep
Hill Country houses on the ridges get wind down the flue, and a fireplace that smokes back into the room is usually a draft problem rather than a dirt problem. Sweeping a clean flue does not fix that, so we measure the draw before we sell anything.
The other recurring finding is a cap blocked with cedar debris. It costs nothing to look at and it is the difference between a fire that draws and a room full of smoke on the first cold evening.
In Dripping Springs that shows up across homes on acreage and custom-built residential properties alike.
Our Dripping Springs
Chimney Sweep Process
Every visit starts with the free inspection. You see the photographs before you see a price, and the price is written down before anything is touched.
The hearth and the surround
Soot marks above the opening, a scorched mantel or a cracked hearth tile all say something about how the fireplace is behaving. We note them and photograph them.
We look before we sweep
Camera and light up the flue, a look at the damper, the smoke shelf and the firebox. You see the photographs before anyone opens a bag.
Dust control first
Sheets over the hearth, a sealed vacuum at the opening. The room is the same when we leave as when we arrived.
The sweep itself
Rotary brushes sized to the flue, worked from the firebox and from the top where the roof allows it, until the liner is clear.
Firebox and smoke shelf
Soot and debris cleared out of the firebox and off the shelf, where most of what falls actually lands.
The safety check
Damper operation, visible cracks in the tiles, the state of the cap and the crown, and whether the flue is drawing.

We come down US-281 south to Johnson City and take US-290 east into Dripping Springs, roughly 55 miles and an hour. Every Dripping Springs visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What We Find in
Dripping Springs Homes
Six things the crew photographs most often on Dripping Springs inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Unsealed Can Lights and Ceiling Penetrations
Every unsealed fixture is a hole between the house and the attic. We seal them while the insulation is open rather than blowing over the top of them.

BeforeAfterLocal Rules and Paperwork
in Dripping Springs
Things Dripping Springs homeowners ask about that have nothing to do with the work itself, and everything to do with selling, insuring or getting an association form approved.
Selling in Hays County
The TREC inspection report has its own lines for the fireplace, the flue and the dryer exhaust. On a house with a wood-burning fireplace that gets used, a pre-listing sweep with photos is the cheapest item on the list to clear.
Propane gas logs
Outside the gas mains most fireplaces here run on propane from a yard tank. Those need the same annual look as natural gas, and the parts the inspection covers are the flue, the screen, the burner and the pilot assembly, not the log set.
Wells, septic and rainwater collection
None of that touches the ducts, but it does mean the house has systems a general inspector will flag. We stay in our lane, photograph what we find in the air path and say plainly when something is outside our work.
HOA approval in Belterra, Headwaters and Caliterra
Anything visible from the street, a new cap or a vent hood included, goes through architectural review first. We hand you the spec and a photo for the form.
Getting to Dripping Springs
From Marble Falls
We come down US-281 south to Johnson City and take US-290 east into Dripping Springs, roughly 55 miles and an hour. Johnson City, Blanco and Wimberley sit on the same run, so a Dripping Springs booking often shares a day with one of them, and the crew carries the extra hose length for acreage properties as a matter of course.

Questions
How often should a chimney be swept?
Once a year for a flue that gets used, and before the first fire of the season rather than after it. If the fireplace is decorative and only burns a few times a winter, an inspection every year and a sweep when the photographs call for it is the honest answer.
Do you inspect before you sweep?
Always, and the inspection is free. If the flue does not need sweeping we say so and you pay nothing. That happens more often than you would think on gas logs.
Can a dirty chimney actually be dangerous?
Yes. Creosote is what burns in a chimney fire, and a blocked or capless flue pushes combustion products back into the room. That is why the camera goes up before the brush does.
Do you do gas fireplaces as well as wood?
Yes. Gas logs still need the flue, the damper and the burner checked, and the glass and the logs cleaned. The findings are different from a wood burner and we photograph both.
Do I need to be home for the sweep?
Somebody needs to let us in and it helps if it is the person who uses the fireplace, because the questions we ask are about how it behaves. The photographs go to you either way.
Do you serve all of Dripping Springs?
Yes, the whole town and the country around it.
Can you do this on the same visit as the ducts?
Yes, and most people do. The same crew handles ducts, dryer vents, chimneys and attic insulation, so it is one trip to Dripping Springs and one written quote.
