Air Duct Cleaning
in Horseshoe Bay
Air duct cleaning in Horseshoe Bay is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Homes in Horseshoe Bay, TX face environmental conditions that place additional demand on duct system. Extended cooling cycles, Hill Country dust, seasonal cedar pollen, and elevated humidity near Lake LBJ contribute to build up inside ductwork and system components. A duct inspection every few years helps maintain consistent airflow and indoor air quality.
Many homes in Horseshoe Bay are larger properties or seasonal residences. When duct system run continuously during summer or remain inactive for extended periods, contamination can accumulate inside ductwork. We regularly service:
- Waterfront homes near Lake LBJ
- Golf course communities
- Vacation and second homes
- New construction properties
- Established Hill Country residences
We have worked in 41 Horseshoe Bay homes and businesses. What Horseshoe Bay calls us for most is duct replacement and dryer vent cleaning — that is what shows up on the majority of our Horseshoe Bay invoices.

What Is Different
About Horseshoe Bay
Horseshoe Bay is our closest town after Marble Falls itself and the housing is unlike anywhere else on our route. Waterfront homes on Lake LBJ with boathouses, Applehead Island, the golf neighborhoods, Escondido and Summit Rock with newer custom builds, and a large share of it all second homes that are occupied part of the year. Lake LBJ is a constant-level lake, so the humidity next to the water does not drop off the way it does on a fluctuating reservoir.
Two things follow from that. First, houses that sit closed: the air handler runs little or not at all, the ducts hold still damp air, and dryer vents and flue caps become attractive to wasps and birds. We find more nesting material in Horseshoe Bay than anywhere else we work. Second, the builds are large and often have three or four systems plus a fireplace that is decorative for most of the year, so the inspection takes longer and the honest answer is frequently that two systems need work and the rest do not.
Getting to Horseshoe Bay From Marble Falls
Horseshoe Bay is nine miles west of the office on RM 2147, about fifteen minutes. It is the shortest drive we make, so same-day and next-morning slots are normal, and coming back with a part or to finish a cap install costs nobody a trip charge.
Local Rules and Paperwork
in Horseshoe Bay
Things Horseshoe Bay homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Property owners association review
Horseshoe Bay has architectural control over what shows from the street and from the water. Caps, roof jacks and vent hoods go through it, and we provide the finish and a photo for the submission.
Homes managed as short-term rentals
Management companies here generally want a dated service record for the dryer vent and the fireplace. We leave a written report with photos on every visit, which is the document they are asking for.
Opening a house for the season
The useful order is dryer vent and flue first, because that is where nesting happens, then the ducts. If you tell us when you open the house, we book the visit for the week before.
Selling in Llano or Burnet County
The TREC report has separate lines for the fireplace, the flue and the dryer exhaust, and on a lake house the buyer's inspector will also look at the boathouse. Our part is the air path, in writing, with photos, before you list.
What We Find in
Horseshoe Bay Homes
Six things the crew photographs most often on Horseshoe Bay inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Rooms Added Without Their Own Supply
One end of the house never cools no matter what the thermostat says. No amount of cleaning fixes that, so we measure the runs and quote the duct work separately.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Horseshoe Bay
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Horseshoe Bay dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Horseshoe Bay
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Horseshoe Bay summer electric bill.
Chimney Sweep in Horseshoe Bay
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Horseshoe Bay fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Horseshoe Bay
Do you offer air duct cleaning in Horseshoe Bay, TX?
Yes. Air duct cleaning is the job we do most in Horseshoe Bay: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Horseshoe Bay?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Do you provide HVAC and air duct services in Horseshoe Bay, TX?
Yes. We provide duct inspection, air duct cleaning, dryer vent cleaning, and indoor air quality services throughout Horseshoe Bay, TX and surrounding Lake LBJ communities.
Why do homes near Lake LBJ need duct inspection?
Lake proximity can increase humidity levels, and extended AC use during Texas heat can contribute to buildup inside ductwork. Routine inspection helps identify airflow restrictions and contamination before they affect system performance.
Do you service waterfront and vacation homes?
Yes. We frequently work on waterfront properties, second homes, and seasonal residences in Horseshoe Bay. Many homeowners schedule inspection before peak occupancy seasons.
Can duct inspection improve indoor air quality?
A properly maintained system can improve airflow performance and help reduce dust circulation throughout the home.
What other services do you offer in Horseshoe Bay?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Horseshoe Bay?
Call +1 (737) 299 19 19, book online or leave a number and we call back within the hour, day or night.
