They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Georgetown
Air duct cleaning in Georgetown is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Georgetown homes experience long AC runtime, seasonal allergens, and dust common to Central Texas. Larger homes and multi-zone systems can develop airflow imbalance or duct buildup over time. A duct inspection every few years helps maintain airflow consistency, system efficiency, and indoor air quality year-round.
Georgetown includes established residential neighborhoods, active adult communities, and expanding suburban developments. Extended cooling cycles and continuous air conditioner use can contribute to airflow restriction and system buildup. We regularly service:
- Master-planned communities
- 55+ active adult neighborhoods
- Established residential areas
- Larger square footage homes
- Homes throughout Williamson County
We have worked in 35 Georgetown homes and businesses. We cover the whole of Williamson County, both in-town streets and properties well outside the city limits.

Air Duct Busters is a family-run crew working out of Marble Falls since 2018, with a second base in Bertram. We have been inside 35 homes and businesses in Georgetown itself, and more than 870 across Central Texas since we started. The owner, Gary Abdullaev, is a CSIA certified chimney sweep and an HVAC technician, and he is on the trucks, not just on the paperwork.
From the office on US-281 in Marble Falls we run north to Burnet and take SH-29 east through Bertram and Liberty Hill straight into Georgetown, about 45 miles and 55 minutes when SH-29 is clear. Every Georgetown visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What Is Different
About Georgetown
Georgetown splits into three kinds of house for us. Sun City, the Del Webb community north of Williams Drive, is the largest single block of one-story homes we work in: thousands of them, most built from the mid-nineties on, one system per house and a gas log fireplace that gets lit a dozen evenings a winter and never gets looked at. Then there is the newer master-planned side, Wolf Ranch and Water Oak and the stretch south toward Teravista, where the houses are big, two-story and often under ten years old. Then Old Town, where the original houses date to the late 1800s and the ductwork has been added to, extended and patched by whoever owned the place at the time.
What the crew photographs changes with that split. In Sun City it is usually the dryer vent: the laundry sits in the middle of the plan and the duct makes two or three turns before it reaches the roof, and that is exactly where lint packs. In the newer neighborhoods it is drywall dust in the supply lines and flex that got crushed or pulled apart by a trade working in the attic after the HVAC went in. In Old Town it is the chimney, with unlined or partly lined flues, missing rain caps and firebox mortar nobody has repointed in decades.
Getting to Georgetown From Marble Falls
From the office on US-281 in Marble Falls we run north to Burnet and take SH-29 east through Bertram and Liberty Hill straight into Georgetown, about 45 miles and 55 minutes when SH-29 is clear. It is the same road we use for Bertram and Liberty Hill work, so Georgetown visits get stacked with one of those, and a crew that is already east of Burnet in the morning is at your door well before noon.
Local Rules and Paperwork
in Georgetown
Things Georgetown homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Selling a house in Williamson County
The standard TREC inspection report has separate lines for the fireplace, the flue and the dryer exhaust. A sweep with a written report and photos before you list costs less than the credit a buyer asks for after their inspector writes it up.
Sun City and other HOA neighborhoods
A new chimney cap, a roof jack or anything else visible from the street normally needs architectural approval before it goes on. We give you the make, the finish and a photo to attach to the form.
Gas logs that sit unused most of the year
In a house where the fireplace is lit ten evenings a winter the problem is rarely creosote. It is a blocked flue, a screen full of nesting material and a pilot assembly nobody has cleaned. That is an inspection, not a sweep, and it is priced differently.
Cedar fever, late December through February
Williamson County sits in the middle of the cedar belt. No duct cleaning filters pollen out of the outside air, but a sealed return and a clean coil stop the system from pushing around what it already pulled in.
What We Find in
Georgetown Homes
Six things the crew photographs most often on Georgetown inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Unsealed Can Lights and Ceiling Penetrations
Every unsealed fixture is a hole between the house and the attic. We seal them while the insulation is open rather than blowing over the top of them.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Odors From the Vents at Start-Up
A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.
A Return Pulling Air From the Attic
An unsealed return plenum draws hot attic air and everything in it straight past the filter. Sealing it is usually cheaper than cleaning the system twice a year.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Georgetown
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Georgetown dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Georgetown
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Georgetown summer electric bill.
Chimney Sweep in Georgetown
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Georgetown fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Georgetown
Do you offer air duct cleaning in Georgetown, TX?
Yes. Air duct cleaning is the job we do most in Georgetown: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Georgetown?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Do larger homes in Georgetown need duct inspection?
Yes. Larger and multi-zone homes often benefit from professional evaluation to maintain airflow balance and system efficiency.
Do you service master-planned communities?
Yes. We service established neighborhoods and newer developments across Georgetown.
What other services do you offer in Georgetown?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Georgetown?
