They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Kingsland
Air duct cleaning in Kingsland is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Kingsland homes experience heavy AC runtime, lake-area humidity, and seasonal pollen common to the Texas Hill Country. Waterfront properties and vacation homes can develop duct buildup over time due to fluctuating occupancy and continuous cooling demand. A duct inspection every few years helps maintain airflow efficiency and indoor air quality.
Kingsland includes lakefront properties, established neighborhoods, and seasonal residences. Extended AC usage during summer months and lake proximity can impact airflow performance over time. We regularly service:
- Homes near Lake LBJ
- Waterfront and riverfront properties
- Vacation and second homes
- Established residential neighborhoods
- Properties throughout Llano County
We have worked in 14 Kingsland homes and businesses. What Kingsland calls us for most is duct replacement and attic insulation — that is what shows up on the majority of our Kingsland invoices. We cover the whole of Llano County, both in-town streets and properties well outside the city limits.

Kingsland is about 20 miles west of the office, RM 1431 through Granite Shoals, roughly half an hour. Every Kingsland visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What Is Different
About Kingsland
Kingsland sits where the Llano River meets Lake LBJ, and the housing follows the water: older lake cabins along the river and the slough that grew rooms over the decades, the Legends and the newer streets inland, and a steady flow of second homes that are occupied part of the year. It is a town where two neighbours can have a 1970s window-unit conversion and a five-year-old build with two systems.
The lake is the common factor in what we find. Humid air, houses closed up for weeks, and flex duct run through hot attics produce the same picture again and again: a coil that never fully dries, a return plenum with stained lining, and a dryer vent that a wasp colony found first. On the older cabins the ductwork is often undersized for the rooms that were added later, which is why one end of the house never cools no matter what the thermostat says.
Getting to Kingsland From Marble Falls
Kingsland is about 20 miles west of the office, RM 1431 through Granite Shoals, roughly half an hour. We run that road for Granite Shoals, Buchanan Dam and Llano too, so Kingsland jobs get grouped with those, and it is close enough that returning with a part costs nobody a trip charge.
Local Rules and Paperwork
in Kingsland
Things Kingsland homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Homes that sit empty part of the year
A house closed for a season comes back with still, damp air in the ducts and a vent that has been a wildlife entrance. If you open the house on a schedule, we can put the visit on the same schedule and have it done before you arrive.
Selling on the lake
Buyers here bring inspectors who look at the fireplace and the dryer exhaust along with everything else. A written report with photos ahead of listing keeps all of it out of the negotiation.
Additions on old cabins
If a room was added and never got its own supply, no amount of cleaning will fix the temperature in it. We say so plainly and price the duct work separately instead of selling a cleaning that will not help.
Wildlife in vents and flues
Screens on dryer hoods and caps on flues are the cheapest prevention we sell. On the lake they are also the most often missing.
What We Find in
Kingsland Homes
Six things the crew photographs most often on Kingsland inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
A Coil That Never Fully Dries
Near the water a system that runs in short bursts leaves the coil damp between cycles. That is where the smell starts, and it shows up in a photo before it shows up in the room.
Wasps and Birds in Hoods and Caps
A dryer hood with a stuck flap and an uncapped flue are the two most inviting openings on the house. We clear them and fit screens rather than clean the same nest twice.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Kingsland
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Kingsland dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Kingsland
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Kingsland summer electric bill.
Chimney Sweep in Kingsland
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Kingsland fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Kingsland
Do you offer air duct cleaning in Kingsland, TX?
Yes. Air duct cleaning is the job we do most in Kingsland: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Kingsland?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Do lakefront homes need duct inspection?
Yes. Properties near the lake can experience humidity changes and heavy AC usage that may affect duct system over time.
Do you service vacation homes?
Yes. We service both full-time residences and seasonal properties throughout Kingsland.
What other services do you offer in Kingsland?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Kingsland?
Call +1 (737) 299 19 19, book online or leave a number and we call back within the hour, day or night.
