Air Duct Cleaning
in West Lake Hills

Air duct cleaning in West Lake Hills is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.

West Lake Hills properties experience extended AC runtime, seasonal allergens, and dust common to Central Texas terrain. Larger custom homes often feature multi-zone duct system that require balanced airflow and regular evaluation. Over time, ductwork buildup and airflow restriction can impact overall system performance. Routine inspection helps maintain efficiency and indoor comfort.

West Lake Hills includes luxury residences, custom-built properties, and homes with advanced HVAC configurations. Larger square footage and continuous cooling demands can place strain on duct systems over time. We regularly service:

  • Custom-built luxury homes
  • Multi-story residences
  • Properties with multi-zone HVAC systems
  • Established hillside neighborhoods
  • Homes throughout Travis County

West Lake Hills sits in Travis County, inside the area our crews cover from the shop in Marble Falls. We are in Bee Cave and Lakeway regularly, so a West Lake Hills call usually fits into a route we are already driving. Same inspection, same written estimate, no travel surcharge.

What Is Different
About West Lake Hills

West Lake Hills is old houses on hard ground. Much of the city was built between the late fifties and the seventies, custom, one house at a time, on limestone hillsides where the lot dictated the floor plan rather than the other way around. That produces the split levels, the half-basements and the rooms added a decade later that make the mechanical layout here unlike any subdivision we work in.

In practice that means ductwork threaded through whatever space existed: long horizontal runs in shallow attics, sections in crawl spaces under the low side of the house, plenums built on site out of board, and two or three systems added over the years so that different wings run on different equipment of different ages. What we find most often is not dirt, it is disconnection and leakage, with returns pulling air from the crawl space or the attic instead of the rooms. On a hillside house that shows up as one wing that never cools and a house that gets dusty a week after cleaning. We map which system feeds what before quoting anything, because on these houses that is half the job.

Getting to West Lake Hills From Marble Falls

West Lake Hills is about 40 miles from the office, TX-71 east to Bee Cave and then in on Bee Cave Road or Loop 360, roughly fifty minutes. It shares the day with our Bee Cave, Lakeway and Rollingwood work. The one thing we ask about in advance is access: narrow hillside driveways and tight turnarounds decide which truck comes out.

Things West Lake Hills homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.

Selling in Eanes ISD

Houses here get thorough buyer inspections, and on a sixty-year-old system the report will say something about the ducts, the flue or both. Getting it in writing first, with photos, keeps it a known quantity instead of a negotiation.

Houses with several systems of different ages

We price per system and say plainly which ones are worth cleaning and which are past that. On an original system from an addition, sealing and repair usually beats cleaning.

Wood-burning fireplaces in older hillside houses

Many were built before modern liner practice. Before the first cold front the question is not soot, it is whether the flue is sound, and that is a Level 2 look with a camera, not a sweep.

City of West Lake Hills permits

The city reviews exterior work closely, including what goes on a roof. If a cap or a vent hood needs approval, we hand you the spec sheet and a photo for the application.

Six things the crew photographs most often on West Lake Hills inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.

Odors From the Vents at Start-Up

A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.

Cedar Pollen Held in the Return

Between December and February the pollen that got past the filter sits in the return and comes back into the room at every start-up. Cleaning does not stop what is outside, it stops the house recirculating it.

Thin or Uneven Attic Insulation

Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.

Lint Packed in the Dryer Vent

Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.

Disconnected or Crushed Attic Ducts

A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.

Creosote and Cracked Flue Tiles

A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.

One Visit for the
Whole House

Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.

Dryer Vent Cleaning in West Lake Hills

The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most West Lake Hills dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.

Dryer vent cleaning

Attic Insulation in West Lake Hills

Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a West Lake Hills summer electric bill.

Attic insulation

Chimney Sweep in West Lake Hills

Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in West Lake Hills fireplaces, and the same crew that cleans the ducts handles the repairs.

They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.

Gary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.

Noah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Do you service multi-story properties?

Yes. We service complex duct system in multi-level residences throughout West Lake Hills.
