They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Lago Vista
Air duct cleaning in Lago Vista is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Lago Vista homes experience high summer temperatures, cedar pollen exposure, and dry Texas Hill Country conditions that can contribute to buildup inside ductwork over time. A duct inspection every few years helps maintain consistent airflow, system efficiency, and indoor air quality.
Lago Vista includes a mix of established neighborhoods, ranch-style properties, and newer residential developments. Extended cooling cycles, construction dust, and rural particulate exposure can affect ductwork performance. We regularly service:
- Established residential neighborhoods
- Ranch-style and larger properties
- New construction homes
- Properties throughout Travis County
Lago Vista is on our regular route, not a once-a-year trip. What Lago Vista calls us for most is attic insulation and duct replacement — that is what shows up on the majority of our Lago Vista invoices. We cover the whole of Travis County, both in-town streets and properties well outside the city limits.

Air Duct Busters is a family-run crew working out of Marble Falls since 2018, with a second base in Bertram. We work in Lago Vista regularly, and more than 870 across Central Texas since we started. The owner, Gary Abdullaev, is a CSIA certified chimney sweep and an HVAC technician, and he is on the trucks, not just on the paperwork.
Lago Vista is about 25 miles east of the office on RM 1431, roughly 35 minutes, and it is the first town on the road we take to Jonestown, Leander and Cedar Park. Every Lago Vista visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What Is Different
About Lago Vista
Lago Vista is a lake town built on hills, and that shapes every system in it. The older core dates to the seventies and eighties, when the development was sold as weekend property, so a lot of houses started small and grew. Around them are newer builds and a growing number of full-time residents who winterized what was once a summer place. Bar-K, Highland Lake Estates and the streets down toward the marina all mix the two.
What we photograph most here is the consequence of that growth: ductwork threaded through whatever space existed, long runs with sharp turns, sections nobody has seen since they were installed, and returns that pull air from an attic instead of from the rooms. Add lake humidity and months when a second home sits closed with the air off, and the inside of the system looks nothing like a house in town. Steep driveways matter too, which is why we ask about access before the truck leaves.
Getting to Lago Vista From Marble Falls
Lago Vista is about 25 miles east of the office on RM 1431, roughly 35 minutes, and it is the first town on the road we take to Jonestown, Leander and Cedar Park. That makes it easy to stack with those, and easy to reach when something opens up in the morning.
Local Rules and Paperwork
in Lago Vista
Things Lago Vista homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Second homes and short-term rentals
A house that sits closed comes back with humid air in the ducts and a dryer vent that wildlife found. Management companies generally want a dated service record for the vent and the fireplace, and our written report with photos is that document.
Selling in Travis County
The TREC report lists the fireplace, the flue and the dryer exhaust separately, and lake-house buyers read it closely. A pre-listing sweep with photos settles all three before the option period.
Hillside access
Narrow, steep driveways decide which truck comes out and how the hoses run. Tell us what the approach looks like and we plan it instead of discovering it.
Propane log sets
Most of the area is off the gas mains. A propane fireplace needs the flue, screen, burner and pilot checked once a year, and that is an inspection rather than a sweep.
What We Find in
Lago Vista Homes
Six things the crew photographs most often on Lago Vista inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
A Coil That Never Fully Dries
Near the water a system that runs in short bursts leaves the coil damp between cycles. That is where the smell starts, and it shows up in a photo before it shows up in the room.
Wasps and Birds in Hoods and Caps
A dryer hood with a stuck flap and an uncapped flue are the two most inviting openings on the house. We clear them and fit screens rather than clean the same nest twice.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Rooms Added Without Their Own Supply
One end of the house never cools no matter what the thermostat says. No amount of cleaning fixes that, so we measure the runs and quote the duct work separately.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Lago Vista
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Lago Vista dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Lago Vista
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Lago Vista summer electric bill.
Chimney Sweep in Lago Vista
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Lago Vista fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Lago Vista
Do you offer air duct cleaning in Lago Vista, TX?
Yes. Air duct cleaning is the job we do most in Lago Vista: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Lago Vista?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Why do homes in Lago Vista need duct inspection?
Lago Vista homes experience heavy AC usage, dust exposure, and seasonal allergens that can contribute to buildup inside the ductwork.
Do you service rural and ranch properties?
Yes. We service both residential neighborhoods and larger rural properties throughout Travis County.
What other services do you offer in Lago Vista?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Lago Vista?
Call +1 (737) 287 11 11, book online or leave a number and we call back within the hour, day or night.
