They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Bee Cave
Air duct cleaning in Bee Cave is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Bee Cave homes experience extended AC runtime during extreme Texas heat, seasonal cedar pollen, and construction dust from ongoing development. These factors can contribute to buildup inside ductwork and the coil and blower over time. A duct inspection every few years helps maintain airflow efficiency and overall indoor air quality.
Bee Cave features larger residential properties, newer construction developments, and multi-zone duct system. Extended cooling cycles and high seasonal allergen exposure can affect ductwork performance. We regularly service:
- Master-planned communities
- Larger square footage homes
- Newly constructed properties
- Homes near the Hill Country Galleria
- Established residential neighborhoods
Bee Cave is inside the area our crews cover from the shop in Marble Falls. We are in Lakeway and Spicewood regularly, so a Bee Cave call usually fits into a route we are already driving. Same inspection, same written estimate, no travel surcharge.

What Is Different
About Bee Cave
Bee Cave is a small city with big houses. Lake Pointe dates to the nineties, Falconhead and the Uplands came next, and Spanish Oaks, Ladera and the newer streets around the Hill Country Galleria are mostly two-thousands and later. Square footage runs high, ceilings run high with it, and most of the homes we open have two or three separate systems instead of one. That single fact drives most of what we find there.
When a house has three systems, one of them is the one the homeowner thinks about. The other two feed bedrooms or a bonus room over the garage, get serviced less, and are the ones with the packed filter and the flex run that sagged and collapsed somewhere over the attic insulation. The other Bee Cave constant is dust: limestone and caliche from construction and from unpaved shoulders, fine enough to pass a cheap filter, and it lands in the supply boots and on the coil. We photograph every system in the house on the inspection, not just the one you asked about, and price them separately so you can do one now and one later.
Getting to Bee Cave From Marble Falls
Bee Cave is a straight run east on TX-71 from Marble Falls through Spicewood, about 30 miles and 40 minutes. It is the same highway as our Spicewood and Lakeway work, so those three towns share a day on the schedule and Bee Cave slots are easy to move up when something opens.
Local Rules and Paperwork
in Bee Cave
Things Bee Cave homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Selling in Travis County
The TREC form covers the fireplace, the flue and the dryer exhaust on every house, however new it is. Buyers here bring their own inspectors and they do open the firebox.
Houses with more than one system
Pricing is per system, not per house, and we say which one actually needs work. If the second and third systems are clean we write that down and you pay for one.
HOA review in Spanish Oaks, Lake Pointe and Falconhead
Caps, vent hoods and anything else that shows from the street go through architectural approval. We supply the finish and a photo for the form.
Lock-and-leave and short-term rental homes
A house that sits closed for weeks with the air off comes back to humid air in the ducts and a dryer nobody has run. If the place is managed for rental, the management company usually wants a dated service record for the vent and the chimney anyway.
What We Find in
Bee Cave Homes
Six things the crew photographs most often on Bee Cave inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Unsealed Can Lights and Ceiling Penetrations
Every unsealed fixture is a hole between the house and the attic. We seal them while the insulation is open rather than blowing over the top of them.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Bee Cave
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Bee Cave dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Bee Cave
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Bee Cave summer electric bill.
Chimney Sweep in Bee Cave
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Bee Cave fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Bee Cave
Do you offer air duct cleaning in Bee Cave, TX?
Yes. Air duct cleaning is the job we do most in Bee Cave: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Bee Cave?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Why do newer homes in Bee Cave need duct inspection?
Even newer homes can accumulate construction dust and debris inside ductwork. Regular inspection helps maintain airflow and system efficiency.
Do you service larger multi-zone duct system?
Yes. Many Bee Cave properties have complex systems that benefit from professional evaluation.
What other services do you offer in Bee Cave?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Bee Cave?
Call +1 (737) 299 19 19, book online or leave a number and we call back within the hour, day or night.
