They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Lakeway
Air duct cleaning in Lakeway is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Homes in Lakeway, TX experience long AC runtime during summer months, increased pollen exposure, and dust accumulation common to the Texas Hill Country. These factors can contribute to buildup inside ductwork and the coil and blower. A duct inspection every few years helps maintain consistent airflow and indoor air quality.
Many homes in Lakeway are larger properties or multi-story residences with complex duct systems. Extended AC use, remodeling dust, and high seasonal allergen levels can contribute to airflow restriction and system contamination. We regularly service:
- Rough Hollow and Lakeway Highlands
- Flintrock Falls and The Hills
- Serene Hills and Sweetwater
- Original Lakeway streets near the lake and the golf courses
- Larger homes with three or more HVAC zones

Air Duct Busters is a family-run crew working out of Marble Falls since 2018, with a second base in Bertram. We work in Lakeway regularly, and more than 870 across Central Texas since we started. The owner, Gary Abdullaev, is a CSIA certified chimney sweep and an HVAC technician, and he is on the trucks, not just on the paperwork.
From Marble Falls we take US-281 south to TX-71 east, then RM 620 into Lakeway, about 30 miles and 40 minutes. Every Lakeway visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What Is Different
About Lakeway
Lakeway houses are big: Rough Hollow, Flintrock Falls, The Hills and Serene Hills run three, four and five thousand square feet with two or three HVAC systems and zoning dampers. More systems means more coils, more return boxes and a lot more attic duct per house. The pattern we see most is one zone that never cools right, and the cause is usually a damper or a crushed run rather than the equipment.
The lake changes things too. Humidity off Lake Travis keeps the coils wetter for longer, so the musty smell at start-up shows up earlier here than in drier parts of the Hill Country, and outdoor units on the lake side of a house corrode faster. The older streets near the golf courses have original 1980s and 1990s ductwork, often board plenums that have never been opened.
Getting to Lakeway From Marble Falls
From Marble Falls we take US-281 south to TX-71 east, then RM 620 into Lakeway, about 30 miles and 40 minutes. Bee Cave, Spicewood and the west side of Austin are on the same run, so Lakeway jobs are grouped with them.
Local Rules and Paperwork
in Lakeway
Things Lakeway homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Selling on the lake
The TREC inspection covers fireplaces, chimneys and dryer vents, and buyers of larger Lakeway homes commonly request a Level 2 chimney inspection with a camera. We provide the report and the photos.
HOA rules in Rough Hollow, The Hills and Flintrock
Exterior caps, roof penetrations and anything visible from the street need architectural review. We match finishes and supply the documentation.
Gas fireplaces
Many Lakeway homes have gas logs or sealed gas inserts rather than wood. Those still need an annual inspection of the vent and the burner; the failure mode is different from a wood fireplace but the risk is not smaller.
Insurance after a chimney fire
Texas carriers generally require a Level 2 inspection and a sweep certificate before reinstating coverage. Our owner is a CSIA Certified Chimney Sweep and issues both.
What We Find in
Lakeway Homes
Six things the crew photographs most often on Lakeway inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Odors From the Vents at Start-Up
A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.
Cedar Pollen Held in the Return
Between December and February the pollen that got past the filter sits in the return and comes back into the room at every start-up. Cleaning does not stop what is outside, it stops the house recirculating it.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
Creosote and Cracked Flue Tiles
A fireplace that smokes back or has not been swept in years. We sweep, inspect and photograph the flue before the first cold front.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Lakeway
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Lakeway dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Lakeway
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Lakeway summer electric bill.
Chimney Sweep in Lakeway
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Lakeway fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Lakeway
Do you offer air duct cleaning in Lakeway, TX?
Yes. Air duct cleaning is the job we do most in Lakeway: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Lakeway?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Why do homes near Lake Travis need duct inspection?
Homes near Lake Travis can experience humidity fluctuations and heavy AC usage, which may contribute to buildup inside the ductwork over time.
Do you service waterfront and vacation homes?
Yes. We frequently work on waterfront properties, second homes, and seasonal residences in Lakeway, TX. Many homeowners schedule inspection before peak occupancy seasons.
Do you service larger homes in Lakeway?
Yes. Many Lakeway properties have multi-zone systems and larger duct networks that benefit from professional evaluation.
What other services do you offer in Lakeway?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Lakeway?
Call +1 (737) 299 19 19, book online or leave a number and we call back within the hour, day or night.
