They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Spicewood
Air duct cleaning in Spicewood is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Spicewood homes experience extended AC runtime, rural dust exposure, seasonal cedar pollen, and lake-area humidity. Larger properties and multi-zone duct system can accumulate duct buildup over time. A duct inspection every few years helps maintain airflow consistency and indoor air quality year-round.
Spicewood includes custom homes, lake-area properties, and residences on larger lots. Dust exposure and heavy cooling cycles during peak summer months can affect airflow performance over time. We regularly service:
- Homes near Lake Travis
- Properties on acreage
- Custom-built residential homes
- Lake-area communities
- Homes throughout Burnet and Travis County portions of Spicewood
We have worked in 11 Spicewood homes and businesses. What Spicewood calls us for most is dryer vent cleaning — that is what shows up on the majority of our Spicewood invoices. We cover the whole of Burnet and Travis Counties, both in-town streets and properties well outside the city limits.

Air Duct Busters is a family-run crew working out of Marble Falls since 2018, with a second base in Bertram. We have been inside 11 homes and businesses in Spicewood itself, and more than 870 across Central Texas since we started. The owner, Gary Abdullaev, is a CSIA certified chimney sweep and an HVAC technician, and he is on the trucks, not just on the paperwork.
Spicewood is the closest of our Austin-side towns, about 20 miles east on TX-71 and 25 minutes from the office. Every Spicewood visit starts the same way: we open the system, photograph what is actually in it and hand you a written price per line before anything is touched. If the honest answer is that it does not need cleaning, you get that in writing and pay nothing.

What Is Different
About Spicewood
Spicewood is not really one town, it is a string of lake and ranch neighborhoods along TX-71 and the west arm of Lake Travis. Barton Creek Lakeside and Briarcliff have their own golf and marina traffic, The Ridge Harbor and the smaller lake streets hold older cabins that were built as weekend places and later winterized, Spicewood Trails and the newer subdivisions are ordinary suburban builds, and between them all is acreage on the Pedernales. The addresses straddle the Burnet and Travis county line, which confuses paperwork more than it confuses us.
The old lake houses are where the interesting work is. A cabin that grew a second story and a proper HVAC system in the nineties usually has ductwork threaded through whatever space was available, with long runs, sharp turns and sections nobody has been able to see since. Add lake humidity, a fireplace that burns real wood every winter, and months each year when a second home sits closed with the air off, and the inside of the system looks nothing like a five-year-old house in town. On the new builds the story is the ordinary one: construction dust and crushed flex.
Getting to Spicewood From Marble Falls
Spicewood is the closest of our Austin-side towns, about 20 miles east on TX-71 and 25 minutes from the office. That makes same-day slots realistic here in a way they are not in Round Rock, and it is the reason we can come back out to finish a chimney repair without charging a second trip.
Local Rules and Paperwork
in Spicewood
Things Spicewood homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Two counties, one town
Spicewood addresses fall in both Burnet and Travis County, which matters for permits and for the paperwork a buyer's inspector files. It does not change anything about the work or the price.
Wood-burning fireplaces that get real use
A fireplace burning several cords a winter builds creosote fast, and that is the one case where an annual sweep is not a formality. We measure the buildup, photograph it and show you the number before quoting.
Propane gas logs
Most of the area is off the gas mains. Propane log sets need the flue, screen, burner and pilot checked once a year, and the yard tank supplier will not do that part.
Second homes that sit closed
A lake house shut for a season comes back with humid, still air in the ducts and a dryer vent that has been a wildlife entrance. If you open the house on a schedule, we can put the visit on the same schedule.
What We Find in
Spicewood Homes
Six things the crew photographs most often on Spicewood inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Unsealed Can Lights and Ceiling Penetrations
Every unsealed fixture is a hole between the house and the attic. We seal them while the insulation is open rather than blowing over the top of them.
Odors From the Vents at Start-Up
A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.
Cedar Pollen Held in the Return
Between December and February the pollen that got past the filter sits in the return and comes back into the room at every start-up. Cleaning does not stop what is outside, it stops the house recirculating it.
Thin or Uneven Attic Insulation
Bare spots, settled blown-in and unsealed can lights are the reason upstairs rooms never cool. We measure the depth on every attic visit.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Spicewood
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Spicewood dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Spicewood
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Spicewood summer electric bill.
Chimney Sweep in Spicewood
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Spicewood fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Spicewood
Do you offer air duct cleaning in Spicewood, TX?
Yes. Air duct cleaning is the job we do most in Spicewood: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Spicewood?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Do homes on acreage need duct inspection?
Yes. Properties on larger lots may experience increased dust exposure that can affect duct system over time.
Do you service lake-area homes?
Yes. We regularly service homes near Lake Travis and surrounding communities.
What other services do you offer in Spicewood?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Spicewood?
Call +1 (737) 299 19 19, book online or leave a number and we call back within the hour, day or night.

Why your AC runs all day in August and still cannot keep up
An AC that never shuts off in a Texas summer is usually not broken. Attic ducts, a dirty coil, a thin attic and a leaking plenum are the common causes, and most are cheaper to fix than a new unit.
