They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

Air Duct Cleaning
in Round Rock
Air duct cleaning in Round Rock is not a vacuum held to the register. We open the returns and the supply plenum, photograph what is inside, and clean the full run from the registers to the blower compartment with negative-air equipment and agitation. You see the photos before you see a price, and the price is per line, in writing.
Round Rock properties experience extended AC runtime, seasonal allergens, and everyday dust accumulation common in Central Texas. Larger homes, multi-zone systems, and continuous HVAC usage can contribute to airflow restriction and duct buildup over time. A duct inspection every few years helps maintain consistent airflow efficiency and overall indoor air quality.
Round Rock includes established neighborhoods, expanding residential developments, and larger family homes with complex duct systems. Continuous HVAC operation during peak summer months can contribute to system buildup and airflow imbalance. We regularly service:
- Established residential neighborhoods
- Growing suburban developments
- Multi-story and larger square footage homes
- Homes throughout Williamson County
- Residential communities near major retail and employment centers
We have worked in 27 Round Rock homes and businesses. What Round Rock calls us for most is dryer vent cleaning — that is what shows up on the majority of our Round Rock invoices. We cover the whole of Williamson County, both in-town streets and properties well outside the city limits.

What Is Different
About Round Rock
Round Rock is the densest stop on our Williamson County route and the houses come in clear layers. Forest Creek and Behrens Ranch went up in the nineties, Sonoma and Paloma Lake in the two-thousands, Teravista straddles the Georgetown line, and the older streets around downtown and along Brushy Creek hold smaller houses with systems older than anything around them. Add the rental stock near the big employers off I-35 and you get a town where two houses on the same block can be twenty-five years apart.
The pattern we photograph most in Round Rock comes from two-story plans: the upstairs air handler sits in the attic, the return is undersized for the square footage it feeds, and the whole system pulls hard through one grille. That shows up as a whistling return, dust streaks at the upstairs registers and a drain pan that has been wet long enough to stain. On rental turnovers the dryer vent is the other constant, because nobody cleans it between tenants and the run behind a stacked laundry closet is the worst kind: short, tight and easy to forget.
Getting to Round Rock From Marble Falls
Round Rock is about 55 miles from the office. The crew takes SH-29 east to Georgetown and drops down I-35, or runs RM 1431 through Cedar Park when the interstate is backed up, and it is a bit over an hour either way. That is why Round Rock usually goes out as an afternoon appointment behind a Georgetown or Cedar Park stop, and why we would rather book two houses on your street the same day than make the drive twice.
Local Rules and Paperwork
in Round Rock
Things Round Rock homeowners ask about that have nothing to do with the cleaning itself, and everything to do with selling, insuring or getting an HOA form approved.
Selling a house in Williamson County
The TREC report lists the fireplace, the flue and the dryer exhaust separately, and buyers in Round Rock negotiate hard on all three. A written pre-listing report with photos settles it before the option period.
Two-story homes with the air handler in the attic
If the upstairs unit is in the attic, the pan and the secondary drain line matter as much as the ducts. We photograph both on the inspection and tell you if the pan is staining, even though that is not what you called us about.
Between tenants
Landlords and property managers can have the dryer vent, the ducts and the fireplace done in one visit and get a dated photo set for the file. It is the cheapest way to prove the condition a tenant moved into.
HOA approval in the newer neighborhoods
Behrens Ranch, Paloma Lake and Teravista all review anything visible from the street. We give you the spec sheet and a photo for the architectural form before we install a cap or a vent hood.
What We Find in
Round Rock Homes
Six things the crew photographs most often on Round Rock inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.
Odors From the Vents at Start-Up
A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.
A Return Pulling Air From the Attic
An unsealed return plenum draws hot attic air and everything in it straight past the filter. Sealing it is usually cheaper than cleaning the system twice a year.
Construction Dust Left in New Ductwork
Drywall dust and sawdust from the build stay in the plenum and the boots long after handover. A first clean on a new house is usually the dirtiest one it will ever have.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
Lint Packed in the Dryer Vent
Clothes take two cycles, the top of the dryer runs hot and the outside flap barely opens. That run gets cleared from the dryer to the cap.
One Visit for the
Whole House
Dryer vent, attic and chimney get looked at on the same trip as the ducts. One crew, one truck, one written quote.
Dryer Vent Cleaning in Round Rock
The number one laundry-room fire risk, and the quickest fix on our schedule. We clear the full run from the dryer to the outside cap, check the routing and the flap, and leave before-and-after photos. Most Round Rock dryer vents get done on the same visit as the ducts, because lint and dust travel the same paths.
Attic Insulation in Round Rock
Every attic we open for the ductwork gets its insulation depth measured. Where it is settled, patchy or wet we top it up to a full 14 inches of blown-in, seal the ceiling penetrations underneath and photograph the finished floor. The biggest single lever on a Round Rock summer electric bill.
Chimney Sweep in Round Rock
Sweep, inspection and photos of the flue, damper and firebox before you light the first fire of the season. Creosote, cracked tiles and blocked caps are what we find most in Round Rock fireplaces, and the same crew that cleans the ducts handles the repairs.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was straight forward and honest with the evaluation of our dryer vent. When he left I knew twice as much about my home and dryer than before he arrived. Very grateful for the peace of mind.

Air Duct Cleaning FAQ
for Round Rock
Do you offer air duct cleaning in Round Rock, TX?
Yes. Air duct cleaning is the job we do most in Round Rock: a free inspection with photos of what is inside first, a written per-line price on the spot, then the cleaning. The same crew handles dryer vents, chimneys and attic insulation.
How much does air duct cleaning cost in Round Rock?
Air duct cleaning starts at $145 per line, counting every supply line and the returns, and that price already includes sanitising and treatment against microbial growth. A typical house on our route has around eleven lines. Dryer vent cleaning starts at $165, the deep clean at $275, and a chimney sweep at $165. The count and the total are written down after the free inspection and before any work, so there is no coupon price that grows once the crew is in the house.
Do larger homes in Round Rock need duct inspection?
Yes. Multi-story and larger homes often have extensive duct systems that benefit from professional evaluation to maintain airflow balance.
Do you service newer developments?
Yes. We service both established neighborhoods and expanding residential communities throughout Round Rock.
What other services do you offer in Round Rock?
Air duct repair and installation, dryer vent cleaning, chimney sweep and repair, attic insulation, indoor air quality, water damage inspection, and HVAC repair and maintenance for the system the ducts are connected to.
Is the professional inspection really free?
Yes. We open the system, take photos and hand you a written quote. If it is clean, we say so and you owe nothing.
How do I schedule air duct cleaning in Round Rock?
