They came to do the full inspection of our HVAC system and performed a thorough inspection with photos and a very detailed list of quoted recommendations. Gary and team were punctual the 3 times they came to our home and their price was very reasonable.

What drives the price of air duct cleaning in the Hill Country, why the "$99 whole house" ad never ends at $99, and how to get a number you can trust before anyone starts.

Search for air duct cleaning near Marble Falls, Georgetown or Lakeway and the first thing you see is a $99 special. The second thing, once the truck is in your driveway, is a bill that looks nothing like it. Here is how duct cleaning is actually priced, what moves the number, and how to make sure the price you hear is the price you pay.
What you are really paying for
Duct cleaning is labor and equipment time. A proper job means a negative-air machine hooked to the trunk line, every supply and return opened and agitated, the plenum and the blower compartment cleaned, and the registers put back. In a typical Hill Country home that is half a day for a two-person crew, not forty minutes with a shop vacuum.
What moves the price up or down
- Number of supply lines and returns. Most companies, including us, price per line. A three-bedroom home usually has 10 to 14 supplies and one or two returns.
- Number of HVAC systems. Two systems means two plenums, two coils and two blowers.
- Condition. Drywall dust after a renovation, rodent activity or years of pet hair take longer than light dust.
- Access. Attic ductwork with a tight hatch or a plenum boxed in behind a water heater adds time.
- Add-ons that are sometimes needed and sometimes not: coil cleaning, blower wheel cleaning, antimicrobial treatment, plenum liner replacement.
Why the $99 whole-house special never ends at $99
The coupon price usually covers a handful of vents and nothing behind them. Once the technician is inside, the trunk lines, the returns, the coil and the plenum become add-ons, and the homeowner is negotiating in the hallway. The pattern is common enough that the industry association warns about it. If a price sounds impossible for half a day of two people with a truck full of equipment, it is.
How to get a number you can trust
- Ask for an inspection before a quote. We do ours free and photograph the inside of the ducts, the coil and the plenum so you can see what we saw.
- Ask for the price per line and per task in writing before any work starts.
- Ask what is included: trunk lines, returns, plenum, coil, blower. If the answer is only vents, that is the coupon job.
- Ask who shows up. Employees of a local company, or a subcontractor crew from out of town.
What we do differently
Every job starts with a free inspection with photos. You get a written per-line price on the spot. If the system is clean, we say so and leave, which happens more often than people expect. Most of our customers in Georgetown, Leander, Horseshoe Bay and Marble Falls book the same visit for the dryer vent, because the truck is already there.

Noah took the time to show us photos from inside the vents and ductwork and clearly explained the level of cleaning needed and why. We really appreciated the transparency and education instead of feeling pressured.
Read on GoogleGary inspected the plenum, there was microbial growth in the insulation. The system was replaced 3 years ago but had the original 20 year old plenum. Gary replaced the plenum and installed a scrubber. We haven't had any allergy problems in our new home so far.
Read on GoogleNoah was professional, knowledgeable, and extremely thorough while working on both my air ducts and chimney. He took the time to explain everything and made sure the work was done properly from start to finish.
