Chimney Sweep
in Austin, TX
Chimney sweep in Austin, TX with photographs of the flue before and after. The inspection is free, the sweep starts at $165, and anything the flue actually needs is quoted in writing from the pictures.
Why Austin Homes
Need a Chimney Sweep
City houses have the widest spread of fireplace types we see: original masonry in the older neighbourhoods, factory-built units in the post-war stock, and gas conversions of both. What the flue needs depends entirely on which of those you have.
So the first thing we do is identify the system honestly. Sweeping a gas-converted flue like a wood burner is a waste of your money, and we would rather say that than take it.
In Austin that shows up across older central neighbourhoods with retrofitted systems and post-war ranch houses in the north and south alike.
Our Austin
Chimney Sweep Process
Every visit starts with the free inspection. You see the photographs before you see a price, and the price is written down before anything is touched.
Photographs and a written price
A clean-liner photograph for your records, and a written quote for anything that needs doing. Nothing is started before you read it.
The cap and the crown from the roof
Where the roof is safe to walk we photograph the cap, the crown and the flashing from above. A cracked crown lets water into the masonry and costs far more later than it does now.
Draft test before we leave
A smoke check at the opening with the damper set as you use it. A flue that will not draw is a different problem from a flue that is dirty, and the fix is different too.
The hearth and the surround
Soot marks above the opening, a scorched mantel or a cracked hearth tile all say something about how the fireplace is behaving. We note them and photograph them.
We look before we sweep
Camera and light up the flue, a look at the damper, the smoke shelf and the firebox. You see the photographs before anyone opens a bag.
Dust control first
Sheets over the hearth, a sealed vacuum at the opening. The room is the same when we leave as when we arrived.

What We Find in
Austin Homes
Six things the crew photographs most often on Austin inspections. If one of them sounds like your house, the inspection is free and the fix is priced in writing.
Odors From the Vents at Start-Up
A musty or stale smell for the first minute of a cycle usually lives on the coil or in the return, not in the room. We photograph it.
Unsealed Can Lights and Ceiling Penetrations
Every unsealed fixture is a hole between the house and the attic. We seal them while the insulation is open rather than blowing over the top of them.
A Return Pulling Air From the Attic
An unsealed return plenum draws hot attic air and everything in it straight past the filter. Sealing it is usually cheaper than cleaning the system twice a year.
Flex Duct Gone Brittle at the Joints
Old flex tears where it is banded and cannot be cleaned back into service. We photograph the tear and price the repair as its own line.
Disconnected or Crushed Attic Ducts
A supply line blowing into the attic or a flattened flex run behind the water heater. Found on the inspection, sealed or replaced on the spot.
Dust That Comes Back a Week After Cleaning
Grey fuzz on the registers and the furniture again. The supply lines and the return plenum are holding what the filter never caught.

in Austin
Things Austin homeowners ask about that have nothing to do with the work itself, and everything to do with selling, insuring or getting an association form approved.
Flex duct that has torn or been crushed
A torn run cannot be cleaned back into service. We photograph it and price the replacement separately so nothing is sold twice.
Attics that people have worked in
Solar, cabling and insulation crews all walk attics. Crushed runs behind a water heater are common and easy to miss from the register.
Traffic and access
We book an early window for Austin so the crew is not spending your slot on the highway, and we check parking and attic access before the visit.
Selling the house
The inspection report a buyer orders has separate lines for the fireplace, the flue and the dryer exhaust, and the duct system gets looked at along with the equipment. A written report with photos before you list keeps all of that out of the negotiation.

Chimney Sweep in Austin
Questions
Do I need to be home for the sweep?
Somebody needs to let us in and it helps if it is the person who uses the fireplace, because the questions we ask are about how it behaves. The photographs go to you either way.
How long does a chimney sweep take in Austin?
A straightforward flue is about an hour on site. An inspection that turns up cracked tiles or a blocked cap takes longer, because we photograph everything before we quote it.
What if the inspection finds a repair?
You get the photographs and a written price for the repair, and nothing is started until you say so. A sweep and a repair are separate lines and separate decisions.
How much does a chimney sweep cost in Austin?
A chimney sweep in Austin starts at $165. That covers the sweep and the safety inspection of the flue, damper and firebox, with photographs before and after. Repairs, a new cap or crown work are quoted separately from the photographs.
How often should a chimney be swept?
Once a year for a flue that gets used, and before the first fire of the season rather than after it. If the fireplace is decorative and only burns a few times a winter, an inspection every year and a sweep when the photographs call for it is the honest answer.
Do you serve all of Austin?
Yes, the whole town and the country around it. Austin is forty-eight miles from the office by TX 71 and US 281, about an hour depending on traffic. We plan Austin work around the traffic rather than against it, which usually means an early window.
Can you do this on the same visit as the ducts?
Yes, and most people do. The same crew handles ducts, dryer vents, chimneys and attic insulation, so it is one trip to Austin and one written quote.
